Rocke Developments is focused on the development and sale of commercial real estate.    

Our investment opportunities are designed to maximize returns by partnering with investors who are also strategic partners. Primarily focused on industrial real estate. Our portfolio ranges from light and heavy industrial, to retail and integrated medical centres.

Our business parks are developed for both lease and eventual sale once the product is matured for peak market performance. Project timelines can range from 2 years to 10 years depending on the complexity and phases of the property being developed. 

We are in this for the long run. Hold on as long as you can until the asset matures and then harvest the equity and re-invest into better products. Qualified investors must bring more than just money to the table, we prefer to not only maximize our equity returns but also to capitalize on strategic partnerships that open up new and exciting opportunities to achieve vertical integration.

Real estate equity lifts occur at 3 stages:

  1. Bare Land Acquisition - AKA Inventory. Strategically selected and held for a maturation Period.
  2. Development and Construction of the park with a maximum of 20-25% site coverage positions us for peak market leasing performance.
  3. Lease up of the new business park and leases structured to maximize cashflow but also to facilitate tenant growth and success. Together we go farther.  

The final stage of our process is to position the product for sale when market conditions are most favorable.
